Overview of the Property

Site: 8 Acres of Land on a long stretch of undeveloped beachfront on the mainland coast of Tanzania. The property backs onto Msangazi River, a tidal estuary great for kayaking and boat cruises, and only 40 kilometres from Saadani National Park, the only coastal game park in East Africa.

Accommodation: 8 Units – 7 two-story villas with ocean views (each between 64 and 80 m2); one two-bedroom bungalow; a total of 16 Beds; 9 Showers. Accommodates 8 families/couples up to approximately 32-35 pax.

Restaurant, Bar, and Pool Area: Outdoor dining hall seats approximately 40 pax; lounge area seating 25 pax; pool area with solar powered- salt-water nylon pool (10 x 5.5 m). Equipped with two AC refrigerators and one solar refrigerator. Public bathrooms for men and women.

Service Areas: Kitchen, equipped with commercial stove, solar freezer, AC freezer, 3 AC refrigerators/ Office, and a small room (for gift shop). Equipped with 2 laptops, phone, walkie-talkies, printer, etc./Staff bathroom/Pool room & storage room for snorkelling equipment/Satellite receiver for Wifi, routers.

Front tower: a 3-story tower with a lower laundry storage room and laundry operations room with a washing machine on the bottom floor, manager’s apartment on the middle floor; and utility room on the top floor with 10,000 L water tank; solar power system (4.5 kW), connected to back up generator.

Back Tower: Two-story tower with two living quarters, one for staff, one for drivers. 10,000 Litre water tank on the roof and solar panels and batteries for staff area solar power system.

Garage: Garage area for 5 vehicles, includes a 20-foot container for storage and work pit for vehicles.

Staff Area: Four housing units with two rooms in each- traditional housing on concrete slabs. Shower and washrooms for staff – separated into men and women. Staff kitchen and eating area.

Vehicles: 1 Toyota Prado, 1 Toyota Landcruiser, 1 Hiace Safari Van, 4 kayaks.

Utilities: Sweet water shallow well on the property is the source of water. 4 kW solar power system. Solar water heaters for each unit. Solar freezer and solar swimming pool filter.

Potential for Growth

The resort has significant potential as a destination for retreats (yoga, wellness, family reunion, groups of friends, business) and events (honeymoons, weddings, anniversaries) for small groups of people. This area has not previously been marketed.

Eco-tourism should be further targeted by certifying the hotel as an eco-friendly destination and marketing this aspect.

Increased marketing should be pursued to other European markets, US, UK, Canada and East Africa.

Trip Advisor reviews (always excellent) could be used for strategic marketing. 

Activities

The bay's stunning natural environment offers much more than your typical beach destination. The Msangazi River, located just minutes from the hotel, hosts a beautiful mangrove forest, a vast and navigable tidal estuary, and a huge salt-pan with wide open vistas. Travel a little further afield and you will find the amazing Maziwe Island Marine Park and Saadani National Park, both an easy day-trip from the resort.

River Walk

Our resort borders on a beautiful tidal estuary connected to the Msangazi River. The estuary is home to a variety of creatures and an extensive mangrove forest. Let us take your kids on an educational walk, or come along yourselves to learn about the unique ecosystem that is the heart of the bay.

Kayak The Msangazi

Take a paddle around the Bay, start from the ocean in front of the hotel and make your way through the mouth of the Msangazi River where you will find a huge tidal estuary to explore. Spend more than a day kayaking the various channels and find yourself in a cathedral of man-groves.

Saadani National Park

It is only a 40-minute drive to the Madete Entrance Gate of Tanzania’s only National Park bordering the sea. Saadani is known for its majestic landscape and beautiful bird-life. Saadani is a relatively new park, which offers a unique ecosystem plus a chance to reconnect with nature, away from the usual tourist crowds. Spotting Saadani’s inhabitants, which include elephant, buffalo, giraffe, waterbuck, lions and many more, may be challenging, but the thrill of finding them is worth it. Plus, the chances are you will be the only ones enjoying the view.

During your safari you can enjoy a picnic, and take a walk along the beach, or visit the village to learn about the local culture and language. Add a boat trip on the Wami River to your itinerary and get up close and personal with hippos and crocodiles.

Maziwe Island Marine Park

Go on a water safari and discover the amazing diversity of the underwater life while snorkelling around the beautiful reefs of Maziwe Island. Take a day trip to the once forested island and swim the turquoise waters as you look for starfish, anemone, sea urchins and other beautiful marine creatures. When you are in need of some relaxa-tion and refreshment, take a rest under the shade and enjoy a packed lunch.

Maziwe is the perfect snorkelling destination for kids or first-time snorkelers as your entry point is the beach. Snorkel as much or as little as you like and spend the rest of your time relaxing in the shade or swimming along the shores.

Msangazi River Glide

When the tide is right, you can enjoy a boat cruise on the Msangazi River and explore the mangroves from a different vantage point. The solemn stillness of the waters and the glimpse of birds perching on the trees or gliding overhead restores your inner peace and provides a contrast to the crash of the ocean waves.

Pangani Tour

Take a tour to the old town, the birth-place of Tanzania’s sisal industry and ancient Swahili trade-posts where ex-porting slaves and ivory used to be con-ducted. The architecture of Pangani’s buildings reflect the multicultural influ-ence from Arab, Asian, German and British historical presence in East Africa. Discover its ruins, monuments, and oth-er interesting areas, for example the Asian quarter, Indian street, German post office and Custom House.

Location

Some say it is all about the journey at our Resort, getting here is definitely half the fun, but the destination is the unforgettable Bay located on the Tanzanian Coast at Sange Beach, 35 kilometers south of Pangani and about 30 kilometres north of Saadani National Park’s Madete Gate. It is a beautiful secluded beach found along a largely undeveloped stretch of the 800 km coastline of mainland Tanzania.

Saadani National Park (45 minutes from our resort)

Take a day trip to Tanzania’s only wildlife sanctuary bordering the sea A relatively new park, Saadani offers a unique ecosystem and a chance to reconnect with nature, away from the usual tourist crowds. Take a boat trip up Wami River to get close and personal with hippos or view crocodiles lazing in the sun. Take some time to visit Saadani Village and learn about the local culture and language.

Water Safaris (from our resort)

Go on a water safari and discover the amazing diversity of the underwater world, while snorkeling around the beautiful reefs in the area, including Maziwe Island Take a day trip for snorkeling, swimming, or a picnic on a sand bar. Go in search of shells and swim the turquoise waters as you look for starfish, anemone, sea urchins and other beautiful marine creatures Please note that boat trips are tidal and weather dependent.

Fishing / Bird Watching

Take a walk to the tidal river and mangroves, running just behind the property, to look for local birdlife or use the quiet time to do some fishing as you sit along the river bank If you prefer, take the boat and do some sport fishing in the open sea
Turtles (5 minutes from resort). Depending on the date, you may have the possibility to watch the miracle of life, when green turtles hatch and resolutely find their way to the water’s edge Sange Beach, where Kijongo Bay Resort is located, is one of the three official nesting sites in the Tanga region.

Pangani River Cruise or Cultural Visit (60 minutes from our resort)

Take a tour of the old town of Pangani birthplace of Tanzania’s sisal industry and ancient Swahili trade post infamous for exporting slaves and ivory. This can be combined with a boat trip up Pangani River, an age old transport route between the coast and inland. For those interested in the local culture, we can organize a visit to a nearby village.

Bagamoyo (3 hours from our resort)

If the arts appeal to you, Bagamoyo is well worth the journey Chosen as Tanzania’s seventh world heritage site, it is the oldest town in Tanzania and home of the well known Bagamoyo Art College The history of the city has been influenced by Arab and Indian traders, the German colonial government and Christian missionaries. Besides being a slave and ivory port, it was the German headquarters of German East Africa, in 1891 and various famous pioneers and explorers like Burton, Speke, Grant, Livingstone and Stanley came through Bagamoyo, on the way to inland explorations.

Tanzania

Tanzania, officially the United Republic of Tanzania, is a country in East Africa within the African Great Lakes region. It borders Uganda to the north; Kenya to the northeast; the Indian Ocean to the east; Mozambique and Malawi to the south; Zambia to the southwest; and RwandaBurundi, and the Democratic Republic of the Congo to the west. Mount Kilimanjaro, Africa's highest mountain, is in northeastern Tanzania. According to 2022 national census, Tanzania has a population of nearly 62 million, making it the most populous country located entirely south of the equator.

Many important hominid fossils have been found in Tanzania, such as 6-million-year-old Pliocene hominid fossils. The genus Australopithecus ranged across Africa between 4 and 2 million years ago, and the oldest remains of the genus Homo are found near Lake Olduvai. Following the rise of Homo erectus 1.8 million years ago, humanity spread all over the Old World, and later in the New World and Australia under the species Homo sapiensH. sapiens also overtook Africa and absorbed the older species of humanity.

Later in the Stone and Bronze Age, prehistoric migrations into Tanzania included Southern Cushitic speakers who moved south from present-day Ethiopia; Eastern Cushitic people who moved into Tanzania from north of Lake Turkana about 2,000 and 4,000 years ago; and the Southern Nilotes, including the Datoog, who originated from the present-day South Sudan–Ethiopia border region between 2,900 and 2,400 years ago. These movements took place at about the same time as the settlement of the Mashariki Bantu from West Africa in the Lake Victoria and Lake Tanganyika areas. They subsequently migrated across the rest of Tanzania between 2,300 and 1,700 years ago.

German rule began in mainland Tanzania during the late 19th century when Germany formed German East Africa. This was followed by British rule after World War I. The mainland was governed as Tanganyika, with the Zanzibar Archipelago remaining a separate colonial jurisdiction. Following their respective independence in 1961 and 1963, the two entities merged in 1964 to form the United Republic of Tanzania. Tanganyika joined the British Commonwealth in 1961 and Tanzania remains a member of the Commonwealth as a unified republic.

Tanzania's population is composed of about 120 ethnic, linguistic, and religious groups. The sovereign state of Tanzania is a presidential constitutional republic and since 1996 its official capital city has been Dodoma where the president's office, the National Assembly, and all government ministries are located. Dar es Salaam, the former capital, retains most government offices and is the country's largest city, principal port, and leading commercial centre.Tanzania is a de facto one-party state with the democratic socialist Chama Cha Mapinduzi party in power.

Tanzania is mountainous and densely forested in the north-east, where Mount Kilimanjaro is located. Three of Africa's Great Lakes are partly within Tanzania. To the north and west lie Lake Victoria, Africa's largest lake, and Lake Tanganyika, the continent's deepest lake, known for its unique species of fish. To the south lies Lake Malawi. The eastern shore is hot and humid, with the Zanzibar Archipelago just offshore. The Menai Bay Conservation Area is Zanzibar's largest marine protected area. The Kalambo Falls, located on the Kalambo River at the Zambian border, is the second-highest uninterrupted waterfall in Africa.

Christianity is the largest religion in Tanzania, but there are also substantial Muslim and animist minorities. Over 100 different languages are spoken in Tanzania, making it the most linguistically diverse country in East Africa. The country does not have a de jure official language, although the national language is Swahili. Swahili is used in parliamentary debate, in the lower courts, and as a medium of instruction in primary school. English is used in foreign trade, in diplomacy, in higher courts, and as a medium of instruction in secondary and higher education; although the Tanzanian government is planning to discontinue English as the primary language of instruction, it will be available as an optional course. Approximately 10% of Tanzanians speak Swahili as a first language, and up to 90% speak it as a second language.
