ASKING PRICE: 1,05 MILLION USD
Welcome
Just a 40-minute drive northwest of Portland, you will happen upon the picturesque lakefront town of Naples, Maine. Nestled between the shores of Long Lake and Brandy Pond, this small town is home of the well-known Maine Blue’s Festival held every Father’s Day weekend. Here you will also find our charming Inn sitting on a knoll overlooking the lakes and causeway below.
Our Inn is a classic New England B&B located just steps from the shores of Long Lake and only a few minutes' drive from Sebago Lake State Park. Similar to a small hotel, a grand main floor welcomes you with relaxing dining and sitting areas with the focal point being the huge original stone fireplace. The sixteen guestrooms, located on the 2nd, 3rd & 4th floors, all offer new furnishings and private baths. Each room is uniquely decorated with some offering king beds and lake views. Unwind on the Inn’s expansive porch while watching the activities on the water located just a hundred yards away. Stroll along the beautiful Naples causeway, enjoy a paddleboat cruise on the Songo River Queen, then dine lakeside at one of several fine restaurants before returning to our guesthouse for a good night’s sleep on a plush new mattress.
Awaken to the aroma of Wicked Joe’s coffee and a ‘wicked good’ breakfast before heading out to enjoy what Maine’s Lakes and Mountains region has to offer – fresh clean air, beautiful mountains, and crystal clear lakes. Enjoy swimming, fishing, and boating steps from our door. An extended stay allows time for hiking, biking and golfing. Ask the Innkeepers for day-trip ideas, their favorite hiking trails, and cool, less-travelled places to explore.
Our location near Bridgton Academy and many of the area children’s summer camps in Naples and the neighboring towns of Bridgton, Casco, Raymond, and Harrison, offers clean, convenient, comfortable accommodations to parents and friends. Lakeview Inn B&B is the perfect lodging choice when visiting the Shaker Village, Oxford Casino, and the Fryeburg Fair. We offer a relaxed and private alternative for the business traveler as well. We promise to provide you with a clean, comfortable, newly renovated guestroom, and a great homemade breakfast. We hope to make our Inn one of the best places to stay in Maine!
About our Inn - a bed and breakfast in Maine
Originally built in 1906 as a four-story boarding house for young ladies that worked at the lakefront resorts next door, the building was converted to a bed & breakfast in the 1980s and began operating as the Inn at Long Lake. The inn was well known in the lakes region and operated as a year-round lodging facility for almost 25 years, changing ownership/innkeepers several times before closing its doors in 2013.
The empty old Inn was purchased in the spring of 2014 and extensive renovations began on the 16 guestrooms and baths. Frozen pipes were repaired, layers of wallpaper were removed and everything received several coats of paint. To our delight, when the carpets were lifted we found the original wood floors that were sanded, polished, and returned to their natural beauty.
New furniture, plush mattresses, linens, and window treatments were purchased for the guestrooms as well as dining and social areas. A convenience center with refrigerator, microwave, coffee maker, and beverages was added on the 3rd floor, available to guests 24 hours a day. All this was completed in 3 months' time and the B&B opened in July 2014.
Renovations have continued during the last two winters. A new exterior was installed in the spring of 2015 and a new kitchen was finished for the 2016 season. Work in the flower gardens is on-going and the results of labor are beginning to show. Lakeview Inn still has the classic sag that only large, old buildings uphold the right to have, but it’s been brought back to life with fresh paint, new furnishings, and beautiful flowers in the gardens.
Check-in to one of 16 newly renovated guestrooms, complete with private baths, air conditioning, flat-screen TV’s and WIFI. Relax in our great room with the original huge stone fireplace or on our expansive covered porch overlooking the activities on Long Lake and the beautiful new causeway. Take a short walk to a variety of restaurants and shops located in the village or grab a towel to take a dip in our clear lakes. At the end of your busy day, retire to a comfortable clean guest room for a good night’s sleep on a plush new mattress.
Awaken to the aroma of locally roasted Wicked Joe’s coffee and fresh-baked bread. Join us for a full hearty homemade breakfast before heading out to explore the Sebago Lake region for the day. Activities abound steps from our door - walking, boating, kayaking, skiing, swimming, fishing – bring your own or rent right at the causeway. Take a seaplane or riverboat ride to see the colorful fall foliage. Just want to relax? Grab a book (there’s a supply in our library) and claim the hammock in the gardens for the afternoon. Be sure to ask your Innkeepers about their favorite hiking trails and day trips that include Portland, Mount Washington, and Monhegan Island.
Breakfast at our Inn
Awaken to the aroma of locally roasted Wicked Joe’s coffee blended with the beginnings of a yummy full-course breakfast which is included with your stay. With breakfast being innkeeper Mike’s favorite meal, he’ll make sure you start your day feeling satisfied and energized.
Breakfast at our Inn is a casual, relaxed occasion. If you’re an early riser, grab a cup of joe, take a seat on the covered porch and watch the sunrise over the causeway. Enjoy your breakfast in our newly renovated dining area or at one of our outside tables.
We feature many locally produced products into our delicious breakfast offerings such as real Maine maple syrup, Grandy Oats granola, Old School Creamery goat cheese, freshly picked wild Maine blueberries, and fresh herbs from the garden.
Your breakfast begins with fresh fruit, juice, and a fresh-baked pastry and of course coffee or tea. Occasionally strawberry shortcake, blueberry cobbler, or apple crisp may come out of the kitchen disguised as your fruit of the day! Then, we will dish up a delicious home-made hot entrée. Here are a few of our guests’ favorites:
Wild Maine Blue-Berry Pancakes
Scrambled Eggs & Bacon
Orange-Cream French Toast
Sausage Links
Baked Eggs in Ham Cups
Seasoned Home Fries
Cereal, granola, yogurt, and toast are always an option, found on the breakfast bar during busy mornings where guests are welcome to help themselves. Most afternoons, a sweet treat can be found there to indulge in as well. Coffee, tea, and cold beverages can be found in the guest convenience center at any time.
An Awesome Place for Family and Group Gatherings
Our Inn offers year-round lodging for the family, group and small corporate gatherings. The sixteen newly-renovated guestrooms, all with private baths, make it the perfect place to stay for family vacations, reunions, motorcycle or snowmobile trips, wedding guests or the wedding party themselves.
Have your wedding, reception, anniversary, or other special events at one of several local restaurants, water-front summer camps, or even the Songo River Queen paddle wheeler, and have the convenience of returning to your comfortable accommodations at the inn for a good nights sleep.
Cyclists, skiers, leaf peepers and other groups touring the area will find that Lakeview Inn provides plenty of space for guests to get together and socialize, but also gives you the privacy of your own room and bath. Regardless of your group activity, the convenient location of the inn makes it the perfect home base from which to start your Maine experience.
In the morning, gather together in the large dining area that can seat 30 people and share stories of the night before. Enjoy a bountiful breakfast with friends and make plans for the day. After an exhausting day of fun, meet on the covered porch for a glass of wine or local brew and ponder over which of many fine restaurants to try.
The entire Inn or a block of rooms can be booked for your next group trip or special occasion. The Inn is open seasonally May through October but will consider opening in the off-season for your group event with advanced notice.

Another spectacular motorcycle or fall foliage drive.
