For your journey to Botswana you have chosen the our lodge . The lodge is situated in Pandamatenga, North of Botswana, right at the main street A3 when you travel from Nata to Kasane.  The distance from here to Chobe National Park is 100 km, to the Vic Falls 170 km and to the Hwange Park only 42 km.

The name of our lodge was born out of an idea that we want to offer to small group of guests, a special view of Africa, this most beautiful country in the world, combined with a special service.

Your host is a professional hunter and he knows a lot about Africa's nature.

We offer you a familiar, friendly stay at our lodge with an uncomplicated service. Our team will give you all the attention you need and is open for all your questions. You can either book just a normal overnight stay or an adventure safari tour, everything is possible.

The best time to visit Botswana

In general, the whole of Botswana follows a fairly similar weather pattern with November, December, January and February situated slap bang in the heat and rain of mid-summer. However, there’s plenty of greenery as well as the chance to see newborn animals alongside an abundance of migratory birds. March is also a wet month although rainstorms tend to be confined to afternoon showers, especially when you enter into the month of April. May signals the start of the dry season, with clear skies and moderate temperatures. June, July and August are some of the best months to visit the Okavango Delta, Moremi Game Reserve and Chobe National Park as the wildlife is out in abundance. But be prepared for surprisingly chilly temperatures, especially for early morning game drives.

The chalets are tastefully decorated and offer comfortable rooms around to relax after a long day of exploring the beautiful nature around the lodge. The chalets are situated left and right of the main lodge and offer a double bed and a single bed, shower, toilet and a small terrace.

At night, after a long day of exploration and adventure, you can take off your shoes, relax and listen to the interesting sounds of the night. Enjoy a relaxing evening in our lounge or at the bar with the view of the water hole. 

Game Drive Safari - Explore the surroundings of the lodge

For our game drives we use specially equipped open vehicles to give you a unrestricted view of the bush and it's animals. To really appreciate our African sunset we'll stop at one of the many pans in our area, observe game coming to drink whilst having our own sundowners and savour the sunset. Afterwards we'll spoil you with a thick juicy homegrown steak grilled on the open fire.

On our return to the lodge we will observe the nocturnal wildlife and listen to the unique sounds and noises of the African night.

Elephants and a huge variety of other game can be seen from very close. The area where we are situated is still pristine and untouched African wilderness which we explore on afternoon game drives that last into the early evening.

Your perfect opportunity to own a piece of Africa whilst earning an excellent income, entertaining international guests and enjoying a wonderful lifestyle. The Lodge and Motel has been successfully operated and managed by the current owners for the past 10 years. The lodge enjoys an abundance of local wildlife that regularly visit it’s waterhole, ranging from impala, kudu, sable antelope, giraffe, buffalo, warthog and zebra to name a few, as well as excellent birdlife.

The lodge is conveniently situated along the main route between Francistown and Kasane/Kazungula and draws its main revenue from passing travelers en-route north to Chobe, Victoria Falls and Zambia and vice-versa, as well as those wishing to establish a base for further exploring. It is only 2km from the Matetsi Hunting Area in Zimbabwe, with the Botswana/Zimbabwe border right on its doorstep. Francistown is 390km to the south.

LOCATION

Situated in Northern Botswana adjacent to the main A33 tarred road between Francistown and Kasane/Kazungula, and approximately 5 km from the village of Pandamatenga. The lodge is 106km from Kazungula Ferry and 116km from Kasane International Airport.

TITLE

The property known as Tribal Lot No 1422, Pandamatenga is held under an agreement of Grant of Lease with the Chobe Land Board in favour of African Dream Management (Pty) Ltd for a period of 50 years from the effective commencement date of 20 January 1998. The property was registered as a Title Deed in the Deeds registry of Botswana as FT TL 531/2007 on 8 October 2007. There are no known land claims over the property.

RENEWAL OF LEASE

The Lessee has the right to renew the lease for a further period of 50 years from the expiry date, provided that renewal negotiations are commenced at least 6 years prior to, and concluded not later than 3 years prior to the expiry date, and rentals are up to date and all other conditions of the lease have been complied with.

ANNUAL RENTAL

The rental payable in advance to the Chobe Land Board is currently an extremely affordable BWP 1,800 per annum with rentals reviewable every five years. (Most other lodges situated within reserve areas pay well over BWP 200,000 per annum!).

LAND AND SERVICES

  • The plot measure 90,080 m² and is completely (and deliberately) unfenced for the promotion of free-game roaming (and viewing), as well as for conservation purposes.
  • Electricity is supplied by three generators (one main, one for lighting and one for backup and emergencies.
  • Fresh, potable water is supplied from 3 boreholes providing adequate water for the Motel usage as well as for game drinking purposes.
  • Sewerage is by septic tanks and soak-aways.
  • Telecommunications are provided via the Botswana cell-phone networks.

IMPROVEMENTS

  • Buildings are constructed of brick and block plastered walls supporting thatch roofs on gum pole trusses, have timber doors, pressed steel-framed windows and floors of grano. All are wired for electricity and are in a very good state of repair. The standard of construction and maintenance is excellent.
  • Main Building: Reception, dining area, bar and deck with attractive views over the waterhole, swimming pool with filtration unit and fully equipped kitchen.
  • Guest Accommodation: 5 double roomed units each with en-suite bathrooms (with ceramic tiled flooring) and covered verandas.
  • Managers House: Two bedrooms with en-suite bathrooms.
  • Extras: Generator room plus one refrigerated 6m container unit.

STAFF

The current staff complement is as follows:

  • 1 lady - chef.
  • 2 ladies - kitchen help.
  • 1 lady - laundry.
  • 2 ladies - housekeeping.
  • 2 - maintenance and garden men.

SUPPLIES AND GROCERIES

Groceries and supplies are purchased from Kasane on a weekly basis. Kasane also has a range of shops where other supplies and equipment can be purchased.

GAME DRIVES & OTHER ACTIVITIES

  • The Lodge offers a variety of game drives for guests ranging from short localised viewings to full-day drives into the Chobe Forest Reserve and along the banks of the Chobe River.
  • Visitors can also do day trips into Kasane where they can enjoy awesome river cruises on a variety of boats on the Chobe River. Kasane also offers a wide range of coffee shops, pubs and restaurants.
  • The border crossing into Zambia at Kazungula Ferry is just west of Kasane and day trips to Victoria Falls are very popular. It takes about 3 hours to reach Vic Falls, dependent upon the traffic and delays at the border posts.

AIR TRAVEL

Kasane boasts a new, state of the art International airport that is serviced from Johannesburg on a daily basis by SA Airlink as well as Air Botswana every other day. Charter flights into the Okavango Delta operate from Kasane as well.

INCOME AND EXPENSES

  • The Lodge achieved revenue of just over BWP 1 million during the last financial year, with a GP of around 50%.
  • Running expenses include all of the management/owners expenses resulting in a net profit for Feb 2017 of BWP 61,000.
  • The Feb 2017 audited financial statements are available to prospective purchasers upon receipt of a signed confidentiality agreement.

REASON FOR SALE

The owners wish to pursue various other activities in Southern Africa as they have reached retirement age.
